Direct answer

A commercial roof assessment documents membrane condition, seams, flashings, penetrations, drainage, and remaining service life, with photos and moisture readings where indicated. It is the document every repair-restore-replace decision should start from.

Condition assessments in writing

A commercial roof assessment documents membrane condition, seams, flashings, penetrations, drainage, and remaining service life, with photos and moisture readings where indicated. It is the document every repair-restore-replace decision should start from.

What a commercial assessment actually examines

A commercial inspection is an assembly diagnosis, not a walk-around. On the surface: membrane condition by zone, with seams probed, flashings checked at every wall, curb, and penetration, drainage mapped against where water actually stands, and surfacing wear and traffic damage logged. Below the surface, where the real questions live: moisture survey readings across the field to find wet insulation the surface hides, and core samples where indicated. A core opens a few square inches of assembly, reads the layers like tree rings (membrane, insulation, deck, and every roof somebody buried under a recover), then seals it back. Interior evidence rounds it out: deck undersides, stain histories, and the ceiling-tile testimony of leaks past. The output is a condition map, not an opinion.

The deliverable: a document built to be used

What you receive is a written assessment with photographs keyed to a roof plan: condition by zone, deficiencies ranked by urgency, moisture findings mapped, and a recommendation path (maintain, repair, restore, or replace) with budget-grade numbers where you want them. It’s formatted to do jobs: slot into a capital plan, answer a lender’s or buyer’s diligence, anchor an insurance claim, or simply schedule next quarter’s repairs. Plenty of assessments conclude “sound, maintain, re-inspect in a year.” That finding, documented, is worth as much as any repair scope.

When buildings need one

Five triggers cover most of our assessment work: property acquisition or sale, since the roof is routinely the largest deferred-maintenance item on a commercial building and a diligence-grade assessment moves real money at the table; after hail or wind events, where the documented baseline-versus-damage comparison becomes the claim; lease transitions, when responsibility for roof condition changes hands; budget season, when capital planning wants numbers instead of guesses; and warranty milestones, where documented condition protects coverage. If your building hasn’t had one in years, the first assessment builds the baseline every later decision leans on.

Reading an assessment like an owner

A good roof assessment answers four owner questions in order. Is anything failing now? The ranked-deficiency list answers that, with the items that can’t wait flagged apart from the ones that can. What’s wet? The moisture map, because saturation is the fact that moves five-figure decisions and the one a surface walk can’t see. How long does the assembly have? A service-life read grounded in the membrane’s condition and the assembly’s construction, not its birthday; roofs age by exposure and maintenance, not calendar. And what should the money do? Maintain, repair, restore, or replace, with the reasoning shown and the budget shape of each path. If an assessment you’ve been handed doesn’t answer all four, it was a sales visit with a clipboard. Ours are built to be audited: every claim photographed, every moisture call mapped, every recommendation traceable to a finding, because the document’s value is exactly its credibility when someone else’s expert reads it.

Scheduling works around your building: tenant-quiet hours where operations need them, escort arrangements where security requires them, and report turnaround timed to the decision you’re feeding (a closing calendar, a board meeting, a claim deadline). Tell us what the assessment needs to do and when, and the work plan follows.

One practical note on timing: assessments booked ahead of DFW’s spring storm season do double duty. The findings guide the year’s maintenance budget, and the documented baseline becomes claim-grade evidence if hail arrives before the next scheduled visit. Fall bookings catch the summer’s heat damage before winter tests it. Either season works; having neither on the calendar is the only wrong answer.

  Permits

Permits and inspections

DFW cities each run their own permitting. Where your city requires a permit for roof work, we pull it and schedule the municipal inspection as part of the job. That never gets left to the homeowner.

What's covered

Workmanship is warranted in writing, and membrane systems carry their manufacturer coverage. Storm damage is an insurance matter, and our documented assessments protect the claim.

Common questions about commercial roof inspection

What is a roof moisture survey?

Instrument readings across the field that find wet insulation the surface hides. It's the single most decision-relevant fact about an aging commercial roof, since moisture decides repair-versus-restore-versus-replace more than age does.

What is a core sample and does it damage the roof?

A few square inches of assembly opened and read like tree rings (membrane, insulation, deck, and any buried recover), then patched back sealed. It's the ground truth about what your roof actually is, especially on older buildings with undocumented history.

Should we get a roof assessment before buying a building?

Always. The roof is routinely the largest deferred-maintenance item on a commercial property, and a diligence-grade assessment with moisture data moves real money at the negotiating table.

What do we receive from the inspection?

A written assessment with photos keyed to a roof plan: condition by zone, deficiencies ranked by urgency, moisture findings mapped, and a maintain/repair/restore/replace recommendation with budget-grade numbers where you want them.

How much does a commercial roof inspection cost?

The initial walk-through assessment is free; instrumented moisture surveys and core sampling on larger or decision-critical roofs are quoted to scope. Either way the findings are documented and yours.
