TPO, short for thermoplastic polyolefin, is the membrane on more new DFW commercial roofs than everything else combined. The white single-ply earned that position honestly: reflectivity that fights Texas cooling loads, heat-welded seams stronger than the sheet itself when done right, and installed economics that beat most alternatives square for square.
Why TPO took over commercial roofing
Three properties made TPO the default. The white reflective surface bounces solar load that dark roofs absorb; on a North Texas building, that shows up on the summer utility bill and in the service life of rooftop HVAC working above a cooler deck. The heat-welded seam fuses sheets into a monolithic layer: a properly welded TPO seam tests stronger than the membrane around it, which is a different engineering universe from glued or taped joints. And the installed cost lands below PVC and most alternatives at comparable thickness, which is why value-engineering exercises keep arriving at the same answer.
The honest part: TPO’s reputation problem is a workmanship problem
Ask around and you’ll hear about TPO roofs that failed early. Dig into those failures and a pattern emerges: seams welded at the wrong temperature, membranes stretched taut instead of relaxed, details improvised at penetrations. TPO is less forgiving of sloppy installation than EPDM. The weld window is real, and a “cold weld” looks fine on day one and peels years later. The membrane also went through early formulation growing pains two decades ago that quality manufacturers have long since solved. Translation for a building owner: the installer matters more than the brand, weld quality testing belongs in the job spec, and probe-testing seams is part of how we close out TPO work.
Thickness, attachment, and the choices that matter
TPO specs move on three axes. Thickness: 45-mil suits budget-driven jobs with light traffic; 60-mil is the commercial baseline we recommend most; 80-mil buys puncture margin under heavy rooftop traffic and equipment service. Attachment: mechanically attached (screwed through in rows, faster and cheaper, some flutter in wind) versus fully adhered (glued continuously, quieter, better wind uplift, more cost). Color: white dominates for reflectivity; gray and tan exist where owners want them. The building’s use, traffic, and hold horizon decide all three, and an honest quote explains which was chosen and why.
TPO in DFW specifically
Heat and hail. Texas rooftop temperatures accelerate every membrane’s aging, and TPO’s reflectivity is part of its own defense: a white roof runs dramatically cooler than a dark one, which slows the thermal-cycling fatigue that ages seams and flashings. Hail is blunter: TPO resists moderate hail reasonably when it’s over a firm substrate and cover board, and thicker membranes resist better. A cover board under the membrane (a rigid layer between insulation and TPO) is the cheap upgrade that most improves hail survival, and we spec it accordingly on DFW work.
Repair, restoration, and end of life
TPO repairs well while the membrane is weldable: patches fuse into the sheet the same way seams do. Membranes age toward the end of weldability. An old, oxidized TPO surface stops taking clean welds, and that’s the signal restoration or replacement conversations should start. Sound-but-aging TPO is frequently a strong coating candidate; wet assemblies underneath are not, and the moisture survey settles which one your roof is before anyone quotes anything.

Every TPO proposal we write spells out the assembly, not just the brand: membrane thickness and manufacturer, attachment method with the wind-uplift reasoning behind it, cover board type, insulation R-value, and how existing conditions get handled (recover over the old roof where code and moisture allow, tear-off where they don’t). The moisture survey that decides that last question is part of the assessment, not an extra. On installation, seam quality is a specification item: welds get probe-tested as the work progresses, details at penetrations and terminations follow the manufacturer’s published details rather than field improvisation, and the closeout package includes the warranty registration, covering both the manufacturer’s term on the membrane and our own written workmanship warranty on the labor. When two TPO bids look far apart in price, the difference almost always lives in this paragraph: thickness, cover board, attachment, and who’s doing the welding.
