Two kinds of commercial metal

The retrofit play every metal-building owner should know
Aging metal roofs on pre-engineered buildings have a distinctive option: retrofit metal-over-metal. Sub-framing attaches to the existing panels’ structure, and a new standing seam roof installs above the old one. No tear-off, no exposure of the interior during construction, no disposal costs, and the old roof becomes a permanent secondary layer. For self-storage facilities, warehouses, and any metal building whose panels have aged past sealant renewal but whose structure is sound, retrofit frequently produces the sharpest per-year cost in the building’s roofing history. Condition of the existing panels and structure decides eligibility, which the assessment documents.
What ages a commercial metal roof
Rarely the panels. The service points are fastener systems (on exposed-fastener buildings, thousands of gasketed screws aging under Texas thermal cycling), sealants and closures at ridges, laps, and terminations that dry out on a 10-to-20-year rhythm, penetrations added over the years by whoever installed the last HVAC unit, and coating wear heading toward corrosion if ignored long enough. All of it is maintainable. A scheduled program of fastener checks, sealant renewal, and penetration audits keeps a metal roof serving decades past its neglected twin.
Hail, insurance, and metal
DFW hail dents metal and rarely breaches it: a functional advantage with an insurance wrinkle. Some commercial policies carry cosmetic damage exclusions for metal roofs, treating dents that don’t compromise the weather seal differently from functional damage. When metal is the answer, and when it isn’t
Metal wants slope: even low-slope standing seam needs more pitch than membranes require, which rules it out on true flat roofs. It also wants upfront budget. Metal costs more on day one and wins on the decades. Where the building offers slope and the owner holds long, metal’s combination of service life, hail resilience, and retrofit pathways makes it the strongest per-year roof in the commercial inventory.
What a metal roof assessment covers
A commercial metal assessment inventories the roof’s service points: fastener condition sampled across the field on exposed-fastener systems, sealants and closures checked at ridges, laps, and terminations, every penetration audited (especially the ones added by whoever installed the last rooftop unit), and coating condition read for the chalking and thinning that precede corrosion. On pre-engineered buildings we also evaluate the retrofit question: whether the structure and panels support a metal-over-metal recover, because that option changes the long-term math enough that owners should know about it years before they need it. Findings arrive in writing with photographs and a maintenance map that shows what needs renewal now, what’s on a five-year clock, and what’s sound.
